Georgia Mountain Market Conditions


Our tracking of Georgia Mountain Market Conditions for the last few months indicates an up tick in activity in the Georgia Mountain housing market. The slide in median price of homes sold appears to have slowed significantly and the number of foreclosed properties on the market has decreased.

The following statistical information on Georgia Mountain Market Conditions is derived from Northeast Georgia Board of Realtors® MLS data.

Gilmer County (Ellijay)
In 2006 -- The median sold price for homes (731) was $185,000.
Average time on the market was 128 days.
Selling price averaged about 96.5 percent of the asking price.

In 2007 -- The median sold price for homes (548) was $185,500.
Average time on the market was 128 days.
Selling price averaged about 95.2 percent of the asking price.

In 2008 -- The median sold price for homes (358) was $179,900.
Average time on the market was 129 days.
Selling price averaged about 93.4 percent of the asking price.

In 2009 -- The median sold price for homes (323) was $157,000.
Average time on the market was 157 days.
Selling price averaged about 92.1 percent of the asking price.

In 2010 -- The median sold price for homes (341) was $147,000.
Average time on the market was 149 days.
Selling price averaged about 91.9 percent of the asking price.

In 2011 -- The median sold price for homes (422) was $126,122.
Average time on the market was 136 days.
Selling price averaged about 92.6 percent of the asking price.

As of January 8, 2012 –- There were 534 homes on the market.
Of these, 79 were listed as foreclosures, and 54 were under contract with a median list price of $129,700.

Fannin County (Blue Ridge)
In 2006 -- The median sold price for homes (587) was $254,500.
Average time on the market was 123 days.
Selling price averaged about 95.5 percent of the asking price.

In 2007 -- The median sold price for homes (408) was $270,000.
Average time on the market was 130 days.
Selling price averaged about 94.0 percent of the asking price.

In 2008 -- The median sold price for homes (338) was $225,000.
Average time on the market was 126 days.
Selling price averaged about 91.8 percent of the asking price.

In 2009 -- The median sold price for homes (365) was $215,000.
Average time on the market was 151 days.
Selling price averaged about 90.4 percent of the asking price.

In 2010 -- The median sold price for homes (465) was $175,000.
Average time on the market was 139 days.
Selling price averaged about 91.3 percent of the asking price.

In 2011 -- The median sold price for homes (471) was $167,000.
Average time on the market was 140 days.
Selling price averaged about 91.0 percent of the asking price.

As of January 8, 2012 –- There were 604 homes on the market.
Of these, 50 were listed as foreclosures, and 62 were under contract with a median list price of $179,900.

Union County (Blairsville)
In 2006 -- The median sold price for homes (499) was $198,000.
Average time on the market was 103 days.
Selling price averaged about 95.4 percent of the asking price.

In 2007 -- The median sold price for homes (357) was $199,000.
Average time on the market was 127 days.
Selling price averaged about 94.2 percent of the asking price.

In 2008 -- The median sold price for homes (279) was $182,500.
Average time on the market was 141 days.
Selling price averaged about 93.1 percent of the asking price.

In 2009 -- The median sold price for homes (310) was $165,000.
Average time on the market was 163 days.
Selling price averaged about 90.2 percent of the asking price.

In 2010 -- The median sold price for homes (347) was $139,900.
Average time on the market was 178 days.
Selling price averaged about 90.7 percent of the asking price.

In 2011 -- The median sold price for homes (396) was $134,750.
Average time on the market was 163 days.
Selling price averaged about 91.5 percent of the asking price.

As of January 8, 2012 –- There were 472 homes on the market.
Of these, 47 were listed as foreclosures, and 57 were under contract with a median list price of $129,900.

Towns County (Hiawassee)
In 2006 -- The median sold price for homes (265) was $216,000.
Average time on the market was 150 days.
Selling price averaged about 93.9 percent of the asking price.

In 2007 -- The median sold price for homes (198) was $245,350.
Average time on the market was 168 days.
Selling price was about 91.4 percent of the asking price.

In 2008 -- The median sold price for homes (139) was $205,000.
Average time on the market was 182 days.
Selling price averaged about 89.8 percent of the asking price.

In 2009 -- The median sold price for homes (125) was $175,900.
Average time on the market was 195 days.
Selling price averaged about 90.1 percent of the asking price.

In 2010 -- The median sold price for homes (149) was $163,500.
Average time on the market was 169 days.
Selling price averaged about 84.5 percent of the asking price.

In 2011 -- The median sold price for homes (160) was $147,000.
Average time on the market was 213 days.
Selling price averaged about 87.8 percent of the asking price.

As of January 8, 2012 –- There were 365 homes on the market.
Of these, 18 were listed as foreclosures, and 22 were under contract with a median list price of $177,400.


The following two charts show the median price history for residential properties sold in Gilmer County (Ellijay) and Fannin County (Blue Ridge) in six month periods. The impact of foreclosures on the market is readily apparent. The lastest data show a slowdown in price decline with possible indications of a turnaround. This observation, coupled with mortgage interest rates at historic lows, signals that now may be the optimum time to buy a mountain home.
